Description of the property: The subject of sale is the right of perpetual usufruct of land plot number 82, land registry district number 1-01-13, with an area of 1,100 m², and the ownership of the office building located on this plot (in the land registry, the function of the building: other non-residential buildings) located in Warsaw at Chocimska 8/10 ("Property"). The building is brick, three-story, with a total usable area of 943.25 m² (area based on the inventory carried out at the request of the Company in 2013): basement - area 312.29 m², ground floor - area 323.40 m², first floor - area 306.56 m². The building was built in the 1930s as the Villa of engineer Margules, according to the design of Lucjan Korngold and Henryk Blum, expanded in the 1960s and modernized in the 1990s. The basement contains office, storage, technical, social rooms, and a toilet. Some rooms show signs of dampness. On the ground floor and first floor, there are office, technical, social rooms, and a toilet. The building is equipped with installations: water supply, sewage, electrical, central heating (heating node), and gas (disconnected). Some rooms are air-conditioned.
