From the living room, we pass to the dining room connected with a large open kitchen. On this level, there is also a toilet with a laundry room, a wardrobe, and a utility room. The floor in the living room is original Canadian plank, laid longitudinally, in very good condition. The balcony doors are sliding, with a mosquito net and sun film, replaced last year with a new one. Similar solutions are found in all other windows in the apartment.
The dining room with a two-wall bay window is covered with carpet. The windows are oriented to the southeast side, leading to the estate and the internal playground.
The kitchen has ceramic tiles on the floor. Fully equipped kitchen in a fashionable mint-green color. Very good condition. The household appliances include a refrigerator with a freezer, electric stove, hood, oven.

Stairs covered with carpeting lead from the dining room to the upper floor. Due to the roof structure slopes, the usable area of the apartment is 84 m2, while the total area is 104 m2 “after the floor.”
Two bedrooms have wardrobes with folding doors, in the main bedroom there is also a spacious built-in wardrobe with four mirrored sliding doors. Each room has sliding Canadian-type windows, with a mosquito net and new sun film. In the bedrooms, the flooring is covered with carpet.
The upper bathroom is equipped with a toilet, bathtub, and a large sink cabinet with mirror and lighting. The floor and walls have ceramic tiles in perfect condition.
Each room in the apartment has a low baseboard heater of Canadian type. The heaters are individually regulated by wall thermostats by Honeywell, also in the bathrooms.
The apartment has its own water heating in the form of an Atlantic boiler with a capacity of 200 l, installed in 2022 in the utility room.
Included is also a burglary alarm system, actively monitored by a security company.
A parking space is assigned to the apartment in front of the building. There are additional parking spaces for guests on the estate.
BUILDING
The apartment is located on the 1st and 2nd floors of the end segment of a terraced building, in the middle of the estate.
The windows and balcony doors are PVC glazed with heat-insulating double glazing. Three years ago, the roof covering (bituminous tile) along with the processing and gutters was replaced with new: sealing of the roof surfaces was also done. The renovated roof allows for the installation of photovoltaic panels on its entire surface. Additionally, a modern heat pump can be installed on the balcony – benefiting from funding – thereby reducing heating costs.
Windows on one side, including the living room with a balcony and the main bedroom open onto external properties with low single-family buildings and a flower plantation, while on the other side - i.e. kitchen, dining room, and bedrooms on the upper level - to the estate, where two active entry gates, guest parking spots, playground, and gazebo with benches are visible.
The apartment incurs no community or cooperative fees. The Residents' Association takes care of the common area on the estate.
The estate area is well-maintained, landscaped with lush vegetation and tall trees. In the middle of the estate, there is a large fenced playground for children.
The segments were built in 1999 based on the technology and construction materials imported from abroad in cooperation with a Canadian company. Canadian technology is based on wooden skeleton construction, supported by concrete basement walls. The external walls are secured with a waterproofing membrane and mineral wool insulation, plastered. The facade has been sealed with roofing sealant. All construction documentation for the estate, building/flat layouts are available for review.
LOCATION
The name of the estate comes from the adjacent public Park on Ogrodowa Street.
In the park, several sports and recreational points have been located for the residents of Jozefoslaw. Besides the playground for children, adult gym equipment, there is also a basketball and volleyball court, and a fenced dog run.
In the immediate vicinity, there are schools, kindergartens, medical clinics, and a Culture House.
A dense network of cycling and walking paths connects the vicinity with the Kabacki Forest and Piaseczno.
To the Kabacki Forest, a walk takes 30 minutes.
At the main gate of the estate, there is a bus stop for lines L33, L39.
The distance to Pulawska Street is 1 km, to the center of Piaseczno 4 km, to the center of Warsaw 15 km.
The Auchan Piaseczno Shopping Center, Leroy Merlin, Castorama, OBI, Selgros, Designer Outlet Warsaw, San Park Piaseczno in Mysiadle are available within a 5-minute drive.
