The management of the Housing Community at ul. Dymińska 9 in Warsaw announces a tender for the sale of attic space of size 164.23 m2 located in the building at ul. Dymińska 9 in Warsaw, above stairwells II, III and IV (with access from stairwell IV) for the purpose of adapting it into a residential unit.

The starting price is: 1,368,294.33 PLN (one million three hundred sixty-eight thousand two hundred ninety-four PLN 33/100). The price results from the property value determined in the valuation report.

The attic space is located on the 5th floor of a building from 1936, situated in the vicinity of the Warsaw Citadel in the Żoliborz district. A renovation of the building’s facade is planned within the next 2 years.

The space has a height between 241 cm and 280 cm, and it is equipped with electrical, water and sewage installations, and partially central heating. There is the possibility of adding a gas installation available in the building. Currently, these spaces are of the “open space” type and have small dormer windows. In the planned facade renovation, full-size windows are designed for them. The company executing the facade renovation will create the planned window openings at the expense of the future owner of the attic space. The future owner will also be responsible for carrying out project works for adapting the space for residential purposes, performing construction and renovation works, and settling the legal status by changing the designation of the above-mentioned space and changing the shares in the common property.

The future owner will be obligated to complete the renovation within 2 years from signing the preliminary sale agreement.

The Management of the Housing Community Dymińska 9 reserves the right to choose the offer freely or to cancel the sale without stating any reason. The buyer is entitled to submit one offer. In the case of multiple offers, the highest offer will be treated as binding.
