Apartment with an area of 44 m² — 2 bedrooms/rooms, bathroom, kitchen, hallway — located on the 2nd floor (second to last level) of a tenement house from 1911.

The tenement house, where the apartment is located, is part of a complex of residential buildings (the so-called "railway houses" on the northern side of Grunwaldzka Street), built at the beginning of the 20th century for the employees of the Royal Prussian Eastern Railway. Later, they became the property of PKP and were used by employees of the state railways until the economic transformations at the turn of the century. Today most of the apartments belong to private owners, and the railway owns only a few premises.

Purchased in early 2018, it was in terrible condition; however, the old "decor" consisted of only bare bricks and ceilings. I bought it for myself, so I renovated and finished it with the utmost care.

As part of the general renovation, almost everything was replaced with new — all installations (gas, electrical, water, sewage), the entire heating system (gas boiler, pipes, radiators), windows and doors. The walls of the bathroom were moved (the new walls are reinforced and soundproofed), making it twice as big, and the water-sewage risers were moved toward the load-bearing wall (previously they ran in one of the partition walls). For safety, fragments of the risers from the neighbors above and below were also replaced. The new partition walls are reinforced and soundproofed.

New mechanical plaster and new floors with soundproofing have been installed throughout the apartment.

The apartment also includes a large, corner cellar in the basement (clean, dry, spacious, with a window) and a roomy utility room ("shed") in the adjacent building (in the courtyard), where you can conveniently store garden furniture, bicycles, and even a motorcycle.

The homeowners' association here is very effective, and in recent years many repairs and improvements have been made, both around and in the residential buildings:

• The main electrical installations in the residential buildings have been replaced — the old wires, which date back to the previous regime, have been replaced with new ones, allowing for the connection of a three-phase electric meter ("power"), making it possible in the future to use various high-consumption devices (e.g. a high-power induction stove); all meters have been relocated to one place.

• The buildings have been connected to the new fiber optic network using FTTH technology (optical cable to the router in the home).

• All staircases have been renovated — new windows and exterior doors and basement doors have been installed, new plasters have been laid, and the stairs have been re-covered.

• The surrounding area of the tenements has been paved, uniformed, and laid with paving stones; new lighting has been installed above the doors.

• The roofs on all residential buildings have been replaced.

I am selling this charming place with great pain, as it took a lot of work, effort, and sacrifice, but new perspectives and plans have prompted me to sell it. The time has come for someone else to enjoy it.

The apartment will be available from July 1, but there is also the possibility of an earlier move.
