Concept of Apartments in "SUNNY ENCLAVE XI"
Our Apartments offer a living comfort comparable to row houses or even twin houses, with the difference that the area of living space is appropriately smaller. Owners of each Apartment have exclusive use of a plot of land, as a garden and 1 or 2 parking spaces. Each residential unit contains 4 rooms, 2 levels, a garden and 1 or 2 parking spaces. Apartments have separate, independent entrances, with no common staircases, corridors, etc.
Who are our Apartments dedicated for:
For seniors, who have previously lived in a larger house. At this stage of life, they no longer need a large living space but still want to maintain a standard of living like in a house. Therefore, they do not want to live in a standard block. However, it should be remembered that the units are 2 levels.
For young people, who do not want to live in traditional blocks burdened by high rents, high heating costs, and high renovation costs. Our apartments are rent-free and low-maintenance, so saved funds can be allocated for mortgage payments.

No rent apartments. As a result of the chosen method of property management, there are no fixed costs, rents, property management costs, various funds, contributions, etc. In traditional enclaves, the above costs reach several hundred złoty. In our enclaves it is different. The buyer becomes the owner of a designated unit in a two-unit house. A notarial deed obliges the buyer to maintain common parts of the property in good condition. For example, the owner of the apartment on the eastern side takes care of the common parts of the building from the foundation to the roof on the eastern part, while the owner of the apartment on the western side is obliged to care for the common parts of the property on the western side. Each takes care of their part. In the future, maintenance and repairs of common parts managed under their own management should be done independently, just like in a single-family house. Regulations regarding such management will be recorded in the land and mortgage registers.
Finishing standard - Developer's Plus Condition

For what amount can this unit be finished. Below we present estimated possible finishing costs based on our clients assuming some work will be done independently.

- interior doors 500 zł each + 500 assembly x 4 pieces - 4000 zł
– wall and ceiling finishing: recommended sanding, plastering, painting, or other finishing at own expense about 5000 zł
– floor finishing: panels, cost about 5000 zł, assembly at own expense
– kitchen equipment: ikea Knoxhult kitchen 3000 zł, assembly at own expense
- kitchen appliances 5000 zł
- bathroom – shower, toilet, sink 5000 zł, tile finishing + labor 4000 zł
– final installation of the electrical system: lamps, sockets, switches 2000 zł for materials plus 1500 for labor
– finishing exterior areas: terraces, garden furniture, planting trees shrubs etc. - 4000 zł
Total about 42000 zł plus furniture like sofa, wardrobes, beds, etc.
Comfort of purchase – safety
Safety. We have been operating for 18 years. We build under the developer's law protecting clients' interests. All financial funds from clients are transferred to trust accounts in the Bank. After completion of each stage of investment, the Bank conducts inspections. Only after a positive opinion from the appraiser does the Bank release tranches of funds to our Company. This guarantees 100% security for the Buyer. Additionally, we participate and allocate contributions to the Developer's Guarantee Fund.
