On the areas mentioned in paragraph 2, the following is allowed: 1) Possibility of supplementing residential functions with service functions - in accordance with applicable law, 2) Possibility of realizing economic facilities (including garages) detached within existing properties provided that architectural coherence with the residential building is maintained, while their spatial expression cannot constitute an element that is unsightly and conflicts with the development of neighboring plots, and the size of the plot allows their location in accordance with applicable regulations, 3) Possibility of reconstruction and expansion of existing residential buildings, provided that the maximum investment area should not exceed 35% of the total area of the plot, 4) Location of networks and technical infrastructure devices not provided in the plan drawing, in the amount necessary for the needs of users. On the areas of newly implemented residential estates, it is established: 1) Possibility of realizing various forms of residential development: detached, terraced, or twin - in accordance with the plan drawing, 2) Uncrossable line of volumetric development and internal division layout in accordance with the plan drawing, 3) Maximum percentage of plot development up to 30% of its total area, for plots with service function up to 45% of its total area, 4) For terraced and twin development, a coherent architectural form of individual teams while the designated line of development in the plan does not limit the architectural shaping of the elevation sequence (especially in terraced development) in the form of protruding fragments of the sequence (steps) to a depth of 1.20 m. This principle also applies to shaping the rear elevations of continuous development, 5) Maximum roof slope percentage 100%, 6) Realization of garages and other utility rooms as an integral part of the residential building, 7) Requirement to balance parking spaces within the boundaries of their own properties, 8) Prohibition of locating functions that conflict with the primary function of the area and cause nuisances beyond the boundaries of ownership, 9) Prohibition of secondary division of plots, 10) The current method of land use until it is divided into building plots. On the areas mentioned in paragraph 4, the following is allowed: 1) Possibility of supplementing residential functions with service functions - in accordance with applicable law, 2) Corrections of internal divisions of the entire area designated by boundary lines or its parts, provided that external relations are maintained and the interests of third parties are not violated, 3) Until the implementation of the municipal sanitary sewage system - realization of residential buildings equipped with individual devices for collecting sanitary sewage with the provision of their removal and treatment in accordance with separate regulations. All actions conducted on designated M4 areas cannot violate the provisions applicable to the spatial policy zones in which they are located. ZL 1) Designates "isolation green areas - ZI" with the primary purpose of the land for the arrangement of greenery in protective zones and isolation strips from facilities harmful to the environment. 2) On the areas mentioned in paragraph 1, there is a prohibition on the realization of volumetric facilities. 3) All actions conducted on designated ZI areas cannot violate the principles applicable to the spatial policy zones in which they are located.
