Located about 2 km behind Leroy Merlin in Suchy Las, over 600 meters away from Obornicka and separated from it by forests and fields, which provides good insulation.

Access to Winograd takes 15 to 25 minutes (12 km).

Installed mainly for cooling in the summer, it has proven to be a fantastic addition for the spring and autumn months and easily heats the entire cottage for just a few zlotys a day (approximately - at temperatures from a few to a dozen degrees, all-day heating consumes about 5 to 10 kWh).

The cost of energy on the plots today is 1.13 PLN / 1 kWh. Beyond this rate, there are no other fixed charges for electricity.

ELECTRICAL INSTALLATION - new, 4 years old.

The installation of air conditioning motivated us to install a completely new electrical system, including the cable supplying electricity from the distribution box to the cottage.

Everything is well thought out and richly distributed, including sockets outside and on the terrace.

WATER INSTALLATION - new, 3 years old

Since a new year-round water installation was distributed throughout the plots, we also installed a completely new water installation in the cottage with filters, including bringing it to the cottage itself.

Both electricity and water are dug at least 1.2 meters deep. Everything is professional.

RENOVATIONS, MAINTENANCE, AND GARDEN WORK

This year, everything outside (gate, tables, fences, etc.) has been repainted, and the greenery has been trimmed and shaped (trees, hedges) - some of them are trimmed once every 3 years, so a lot of concrete work has been done, and the plot is ready to be enjoyed.

The entire cottage was painted 3 years ago, looks very good, and can easily last another 3 years before the next painting.

ANNUAL FEES AND MAINTENANCE:

1204 PLN - tax and lease to the Forest District of Lopuchowko - calculated based on the area of the plot and cottage

779 PLN - fee to the ROD Podlesie association - greenery, shared electricity, waste, water supply, maintenance of common areas and the association.

All fees paid until the end of the year.

ELECTRICITY according to consumption - 1.13 PLN / 1 kWh

WATER for the entire plots is drawn from a well by a water pump and distributed through a year-round installation. No meters.

ROUTER WITH ORANGE CARD provides good internet reception and allows for smooth movie watching and remote control of the air conditioning. You can adjust it freely with a phone app and prepare the temperature before arrival.

THE PRICE INCLUDES MOST OF THE FURNISHINGS, including matching garden umbrellas unless there is a desire for everything to be removed.

There is a septic tank on the plot - 4 large rings.

Surrounded by many forests, fields, and thus walking areas.

Next to the plots runs a bike path from Poznan to Chludowo, so there is also a place to ride and run. There is also good and quick access through Zlotniki to the lakes of Kiekrz and Strzeszynek.

From the city, two buses 905 and 907 reach right to Żytnia Street.
