Plot for year-round holiday home construction, beautifully located in a settlement of year-round holiday homes near the beach by Lake Rybno Poludniowe in the valley of the Small Wełna. The plot has electricity and water supply in the access road. Sewage is planned by the Municipality.
The local zoning plan establishes areas for holiday home construction, marked on the plan with the symbols ML.
2. As permissible use in the areas mentioned in paragraph 1, the function is established for services: trade and small gastronomy, residential services.
3. In the areas mentioned in paragraph 1, the following rules for locating holiday buildings are established:
1) On plots where the applicable building lines are drawn, buildings must be connected to this line - with the possibility of shifting to the right or left. On other plots, the location of buildings depends on local ground-water conditions, while also considering the requirement that the minimum distance of the building from the front of the plot cannot be less than 6 m.
The building must be parallel to the front of the plot or perpendicular to the side boundary.
2) At the location of the building, drilling must be performed to determine the groundwater level and then establish the appropriate foundation method and building structure.
3) It is necessary to maintain wooded areas in the development of plots that fall within the area of some plots. Any reduction of tree cover related to the development of the plot cannot exceed 10% of the area marked on the plan.
4) The possibility of secondary division of plots is allowed - only for plots larger than 3000 m². When dividing secondarily, the minimum plot size is set at 1200 m².
5) Entry to the plots is prohibited - on the section of the municipal road KG, along which there are bilateral drainage ditches.
6) The total area of all buildings on the plot cannot exceed 35% of the plot area.
4. In the areas mentioned in paragraph 1, the following architectural conditions are established:
1) The form of the designed residential buildings should be shaped using the following principles:
a) horizontal projections with the allowance of risalits, porches, verandas, etc.
b) gable or four-sided roofs, symmetrical, with a slope of 20° - 45°, covered with tiles or tile-like material,
c) number of floors: ground floor plus attic,
d) basements are not allowed.
2) The location of utility buildings or garages on the plots is allowed with a building area of up to 40 m². The height of garages - one floor to the eaves of the roof. Roofs with a slope of 20°-45°, covered with tiles or tile-like material. In the case of pairing garages, the slopes of the roofs should be harmonized and related to the slopes of holiday buildings.
3) Fencing of plots in the areas mentioned in paragraph 1 should be implemented using a principle that unifies them in individual quarters of development, concerning e.g.: height, types of posts or filling material. Foundations at least 30 cm high.
4) Service rooms, allowed according to paragraph 2, may be separated within the volume of the holiday building or added to it from the side, rear, or front while maintaining minimum distances from the front edges of the plots - 6m. It is required to relate to the architecture of the holiday building.
