I have the pleasure to present to you the offer of four interesting building plots located in the village of Turowola Kolonia, in the Puchaczow commune. Maintaining the dimensions and scale of development in relation to the landscape and surroundings of this development. 3. The size of the building area is up to 40% of the plot area. 4. The minimum percentage of biologically active area on the plot is 30%. 5. The realization of new cubic objects is possible in the area designated on the plan drawing by the unbreakable building line. 6. The minimum width of the front of the building plot for free-standing development is set at 18m, for semi-detached development at 14m, and for terraced development at 7.2m. 7. To determine the maximum vertical dimension of the building measured from the ground level at the lowest entrance to the building - it is established: for buildings with a high roof (with a slope above 30 degrees) the height measured from the ground level to the ridge cannot exceed 12.00 m, for other buildings the height measured from the ground level to the cornice cannot exceed 8.00 m. 8. The total height of the buildings cannot exceed three residential floors, of which the third can only be realized as a usable attic in the roof. 9. The roof must be sloped with a symmetrical slope of the planes, with a slope above 30 degrees. 10. The combination of semi-detached and free-standing residential buildings into chain or terraced development is prohibited. 11. There is a requirement to balance parking spaces within the boundaries of one's own property. 12. It is possible to correct the internal boundaries of ownership provided that external relations are maintained and the interests of third parties are not violated. 13. It is allowed: a) the possibility of investing in individual plots with missing elements of complementary development (garages, parking spaces, utility buildings). b) the possibility of supplementing residential functions with public and commercial service functions by introducing non-intrusive services into the residential building and changing the use of its parts, realizing non-intrusive service facilities free-standing within the existing ownership provided that the size of the plot allows their location in accordance with building law and does not lower the aesthetics of the surroundings and cause inconvenience to neighboring plots. c) the possibility of reconstructing and expanding existing residential buildings. d) the location of networks and technical infrastructure devices not foreseen in the plan drawing in the amount necessary for the needs of users and other technical devices and facilities related to the primary function. 14. The following are excluded: a) the location of functions conflicting with the primary function of the area and causing nuisances exceeding the boundaries of ownership. b) so-called high basements - the ground floor level max 1m from the ground level; for development located on slopes, the above max level should be determined from the higher terrain elevation. 15. All actions taken on designated MN areas cannot violate the provisions applicable to spatial policy zones in which they are located. It is designated "areas for residential development with farm function - RM" with the possibility of realizing additional single-family residential buildings without guaranteeing the standard appropriate for residential development areas. The rules for shaping the development and land management: 1. The minimum size of the farm plot is set at 1500 m² (-15%). 2. The realization of new cubic objects is possible in the area designated on the plan drawing by the unbreakable building line. 3. The minimum width of the front of the plot is set at 18m. 4. The size of the building area is up to 40% of the plot area. 5. The minimum percentage of biologically active area on the plot is 30%. 6. The ground floor level cannot be positioned higher than 1.0 m from the ground level at the entrance. 7. The maximum height of the building measured from the ground level at the lowest entrance to the building to the highest upper surface of the covering is set at 12m. 8. The form of development is free-standing with a height of up to three floors, with the third floor being realized only as a usable attic in the roof. 9. The buildings must be covered with roofs with symmetrical slopes on the "main body" of the buildings (this does not apply to temporary buildings) within the range of 30 to 45 degrees. 10. It is required to ensure an appropriate number of parking spaces depending on the size of the utility program (1 parking space / for 1 apartment or 20m² of service area), within one's own property. 11. It is allowed: a) passage through the area of networks and technical infrastructure devices necessary for servicing the area (drainage, electricity, etc.). b) investing in individual existing farm plots with missing elements of development (garages, utility buildings). c) the location of non-intrusive services for the residents within the boundaries of the plots, with the understanding that by services we mean non-intrusive services (not classified as investments that may significantly impact the environment and not troublesome in neighborly relations). This does not apply to public purpose investments in the field of public communication. d) the transformation of agricultural homesteads into holiday development. 12. The following are excluded: a) the location of breeding farms that may worsen the state of the environment on the farm development area. b) the location of functions conflicting with the primary function of the area and causing nuisances exceeding the boundaries of one's own property.
