It is established that the area for greenery, crops, and various forms of recreation cannot be less than 30% of the area of the residential-service development plot. 6. It is established that within the access roads as in sec. 1, a minimum of 2 parking spaces per residential-service building is required, regardless of the number of parking spaces on the plot. 7. In the areas of residential-service development, the realization of various services on a designated area is allowed, in accordance with the principles specified in § 13 sec. 1 to 4, excluding facilities as in sec. 3 and gas stations. 8. In the areas of residential-service development, no proportion between residential and service development is specified. 9. In the areas as in sec. 1, a residential part in the form of multi-family development is allowed if it concerns areas adjacent to multi-family, mixed, service development and with a collector street, from which the plan establishes access via a service road - KD or are located next to a local street - KL. 10. The provisions of sec. 9 do not apply to conservation protection zones and exposure protection zones, where the provisions of sec. 4 apply. 11. In areas with the symbol MU in the vicinity of Juszkowo in the area adjacent to the Radunia River as a Protected Landscape Area, a ban on the realization of gastronomic services with alcohol and musical events is introduced. CHANGES INTRODUCED TO THE ZONING PLAN IN 2023: in § 68 sec. 2 reads: "The minimum plot size for development as in sec. 1 is established - 1000 m² for residential buildings with built-in service or without service and 1500 m² for development with service in a separate building, for separated service development, as in sec. 7, the plot size is established according to § 69 sec. 2. The tolerance range for plot sizes is established at 10%. The minimum plot size does not apply to plots designated for technical infrastructure needs, access roads (streets), and for improving the state of development of neighboring plots."; § 68 sec. 7 reads: "In the areas of residential-service development, the realization of various services on a designated area is allowed, excluding facilities as in sec. 3 and gas stations."; § 68 sec. 9 reads: "In the areas as in sec. 1, a residential part in the form of multi-family development is allowed if it concerns areas with existing adjacent multi-family development and a collector street, from which the plan establishes access via a service road - KD or a local street - KL."; Groups of small multi-family buildings can be realized as a complementary function under the conditions specified in § 13 sec. 1 to 3, within the areas marked with the symbol MU, provided that the conditions of § 68 sec. 9 and 10 are met.
