8) building intensity index from 0.1 to 0.5 calculated as the ratio of the total building area to the area of the building plot;
9) maximum building area – 25% of the plot area;
10) minimum biologically active area – 50% of the plot area;
11) sloping roofs, symmetrical, with a slope angle of roof surfaces from 30º to 45º, subject to point 12);
12) for the area 10MN, sloping roofs, symmetrical, with a slope angle of roof surfaces from 25º to 45º (not applicable)
13) positioning of the main ridge of the new residential, garage, utility, and utility-garage building parallel to the applicable building line;
14) any positioning of the main ridge of the residential, garage, utility, and utility-garage building to the unexceedable building line;
15) height of residential buildings:
a) up to 2 above-ground floors;
b) no more than 9.0 m;
16) height of garage, utility, and utility-garage buildings:
a) 1 above-ground floor,
b) no more than 6.0 m;
17) prohibition of locating underground floors of buildings;
18) allowance for the renovation, reconstruction, and expansion of garage, utility, and utility-garage buildings located at the boundary with the neighboring plot;
19) width of the front elevation of garage, utility, and utility-garage buildings up to 10.0m;
20) width of the front elevation of residential buildings up to 16.0 m;
21) use of facade materials in pastel colors or in the natural color of ceramic material, gray and white;
22) use of ceramic, concrete, bituminous tiles or similar roofing material in brick-red, brown, or graphite color;
23) location of parking spaces for passenger cars in a minimum quantity of 2 spaces for each residential unit on the plot;
24) minimum area of newly designated plots for MN areas - 1000m2, provided that plots smaller than 1000m2 are allowed only for technical infrastructure devices and objects.
