Detailed planning arrangements (MPZP) for the plot: § 27. For land units marked on the plan drawing with symbols MNK45-MNK54: 1. The basic purpose of land units is established - single-family residential development with the allowance of multi-family buildings containing 3-4 residential units - means the areas of plots on which both single-family buildings, i.e. containing 1-2 residential units or 1 residential unit and 1 service unit with an area not exceeding 30% of the total building area, as well as buildings containing a maximum of 4 residential units and service units with a total area not exceeding 20% of the total building area (where it is possible to situate these buildings as detached and semi-detached), along with their facilities (including access, driveways, yards, garages, and outbuildings), home gardens, and external technical infrastructure devices, as well as separate buildings for accompanying services. 2. It is established that the permissible purpose of land units may be services - without determining their profile - in the scope referred to in § 2 point 9. 3. It is established that the permissible purpose may function in rooms built into residential buildings. 4. The applicable rules for land development and shaping: 1) regarding the rules for dividing lands and creating new plots: a) the minimum size of a newly created plot for development is established: - for a segment in semi-detached development - 350 m2, - for one detached building - 450 m2, b) the regulations regarding the rules for creating new plots contained in § 11 also apply; 2) rules for shaping residential development: a) the maximum building height is established at 12 m, b) the obligation to implement a sloped roof is established, c) in the situation where the building is situated gable to the street, the implementation of the gable without window or door openings is prohibited, d) building lines not to be exceeded are designated on the plan drawing; 3) the implementation of separate outbuildings and garages is allowed, with the maximum total area of outbuildings (including garages) established at 50 m2; 4) the conditions for situating the building on the plot boundary are defined by the regulations contained in § 9; 5) regarding the designation of parking spaces, the arrangements contained in § 12 apply; 6) the maximum built-up area ratio for plots is established: - for plots up to 300 m2 - 60%, - for plots 300-450 m2 - 50%, - for plots 450-600 m2 - 45%, - for plots 600-800 m2 - 35%, - for plots over 800 m2 - 30%; 7) the minimum percentage ratio of biologically active area for newly developed plots is established: - for plots up to 300 m2 - 30%, - for plots 300-450 m2 - 35%, - for plots 450-600 m2 - 45%, - for plots 600-800 m2 - 50%, - for plots over 800 m2 - 55%. 5. The area of units MNK 43, MNK 44, MNK 45, MNK 46, MNK 47, MNK 48, MNK 49, MNK 50, and MNK 51 is located in the established archaeological zone referred to in § 7 section 1 point 2, therefore the arrangements contained in § 10 section 2 point 2 apply in this area.
