5) residential development can only be realized in the form of a single-family residential building or separate residential rooms for the owner's needs; division or separation of the property solely for a residential building is not allowed, except where such division was made before the plan was adopted
6) the building line: must not exceed the limits indicated on the plan drawing; distances of buildings from other plot boundaries must comply with the requirements of applicable technical and construction regulations
7) the building area ratio to the plot area: is not regulated,
8) biologically active area should constitute no less than 20% of the plot area

11) the width of the front elevation of buildings should take into account the conditions for situating buildings on the plot, established in point 6
12) roofs of residential buildings should be gable or multi-gable with a symmetrical arrangement of roof slopes, with an angle of inclination of 30 to 45: service and residential buildings and service buildings should be gable or multi-gable with a symmetrical slope angle of 25 to 45, covered with tiles or similar material for service and accompanying buildings flat roofs are allowed
13) within the plot, in addition to buildings and devices serving primary functions, it is necessary to provide and arrange: a) internal roads, b) an appropriate number of parking spaces for vehicles as indicated in 21, c) safeguards against contamination of groundwater by sealing the surfaces of maneuvering, storage, and other surfaces exposed to contamination with harmful substances.
