I offer for sale an industrial plot currently being separated from a larger area, other plots are also available described in separate announcements. The property has approximate dimensions of 62m front and 95m length and a shape similar to a rectangle. The property is located along a municipal road with about 60m of internal road to be constructed. I have geological studies for the plot. The designation in the local development plan is PUt: area for production and technical buildings. Below is a summary of the information contained in the development plan. 1. For areas marked with the symbol PUt, the following complementary designations are allowed: 1) communication devices, including fuel stations; 2) public services; 3) accompanying greenery including arranged and isolating; 4) sports and recreational devices; 5) tent covers and pneumatic covers as well as other covers with independent lattice structures; 6) devices and facilities related to the exhibition of technology; 7) buildings adapted for installing measuring and research devices; 8) parking lots and single and multi-level garages; 9) access roads, including unmarked access roads; 10) unmarked pedestrian paths, pedestrian routes, bicycle paths; 11) small architecture facilities; 12) networks, facilities, and technical infrastructure devices (including retention-evaporating tanks); 13) devices and facilities limiting the impact and communication pollution - including acoustic protection; 14) devices enabling the acquisition of renewable energy, in accordance with the provisions in 12 sec. 1 point 6. 3. Zones of nuisance related to the location of devices for energy production from renewable sources with installed power exceeding 500 kW are established identical to the boundary lines of PUt areas. 4. The establishment of isolation screens with high greenery along the borders adjacent to single-family residential and residential-service areas is required. Within the range of the isolation strip designated for greenery development, development must comply with the provisions contained in 7 point 11 letter b. 5. Within the areas marked with the symbol PUt, the following land development and building shaping rules are established: 1) building area ratio - maximum 70%; 2) biologically active area ratio - minimum 15%; 3) minimum building intensity ratio - 0.01; 4) maximum building intensity ratio: a) for facilities designated for basic purposes, referred to in sec. 1 point 1: 3.5, b) for other facilities: 1.75; - provided that the height of buildings for all buildings constructed in PUt areas should be measured according to the definition specified in separate regulations; 5) building height: - maximum 15 m, except for facilities whose height and size are dictated by technology or technical conditions, for which it is a maximum of 30 m.
