For the area marked on the plan drawing with the symbol 7US-WS, the following designations are established:
1) sports and recreation services;
2) park and forest greenery;
3) thematic gardens;
4) covered sports facilities;
5) recreational meadows;
6) marinas;
7) amusement parks;
8) hotel facilities;
9) campsites;
10) camping fields;
11) services I, with the reservation of paragraph 2;
12) additional education facilities;
13) artistic workshops;

2. Within the designation:
1) minor services allow only hairdressing, cosmetic services, beauty and weight loss studios, baths and saunas, solariums, massage parlors, rental and leasing points of movable items;

3. The following arrangements regarding the shape of the development and land management apply:
1) retail trade of small area A, artistic workshops, offices, minor services, medical clinics, additional education facilities, are allowed only as accompanying designations: sports facilities, covered sports facilities, amusement parks, thematic gardens, hotel facilities, campsites, gastronomy and entertainment;
2) parking facilities are allowed only as accompanying designations, as mentioned in paragraph 1 points 1-14;
3) single-family residential development is allowed only in internal divisions (A) and (B);
4) for single-family residential buildings, in internal divisions (A) and (B), only reconstruction, installation, renovation, and demolition are allowed;
5) thermal energy production is allowed only as accompanying designations, as mentioned in paragraph 1 points 3-4, 7-9, 11-12;
6) within rental and leasing points of movable items, only rental of sports and tourist equipment is allowed;
7) the usable area for thermal energy production may not exceed 80 m2;
8) the area of surface waters may not be less than 3 ha;
9) the vertical dimension of the building or structure, including installed devices or installations and their supporting structures, measured from the ground level at the building or structure to the highest point of these devices may not exceed 14 m;
10) the number of above-ground floors may not exceed 4, with the reservation of point 11;
11) the number of above-ground floors of single-family residential development may not exceed 2;
12) the share of the area of the built-up area II in the area of the building plot may not exceed 30%;
13) in the corridor of the pedestrian-bicycle route, a pedestrian-bicycle route of at least 4 m wide is required, connecting the area 2KDL/2 with the area 2KDL/3;
14) in the corridor of the pedestrian-bicycle route, a pedestrian-bicycle route of at least 4 m wide is required, located along the western shoreline of the water reservoir, connecting the area 2KDL/2 with the area 2KDL/3;
15) the area of biologically active land must constitute at least 60% of the area of the building plot;
16) along the boundary line of the area 2KDL/2, at least a double row of trees is required;
17) along the boundary line of the area 2KDL/3, on the section indicated on the plan drawing, a row of trees is required;
18) within 30 m from the boundary line of the area 5KK, a row of trees is required;
19) technical solutions that ensure proper acoustic conditions in single-family residential buildings and public utility buildings are required.
