For sale are two investment plots with a total area of approximately 3.3 ha along with a conceptual project for a complex of tourist and recreational buildings with conference facilities. The subject of the investment is the realization of tourism and recreation buildings in the village of Pozezdrze. The conceptual project includes the construction of a conference and gastronomic building, a complex of buildings such as 'Bungalow', 'Family', 'Family plus', 'Comfort', and 'SPA' facilities. The proposed recreational buildings are designed for hiking tourism. The building areas range from 10m2 to 150m2. Due to the location of the investment area by the municipal beach of Lake Pozezdrze, the conceptual project provides for the introduction of public space into the investment area through a pedestrian path to the central part of the planned urban layout. This space will be enriched with a tourist information facility along with a viewing tower and gastronomic services. The planned function of the facilities on the subject area is in accordance with the provisions of the Local Spatial Development Plan. The investment area is located in the municipality of Pozezdrze, in the Warmian-Masurian Voivodeship, in the Węgorzewo County. The area is located about 2km from the center of the village, in direct proximity to Lake Pozezdrze. The village is about 20km from Giżycko and 15km from Węgorzewo. Plots 43/1, 43/2 are located in areas designated for investment in tourism and recreation. The investment area has been classified as areas marked in the plan with the symbol [UT6] 'tourism service area related to hiking tourism with gastronomic facilities'. On the western side, the area borders plots classified as park green areas with the possibility of implementing tourist facilities, cubic type Bungalow. To the north, the area borders the shoreline of the municipal beach of Lake Pozezdrze. On the eastern side, the area borders areas designated for holiday, residential, or service development. On the southern side, the area borders a municipal road. On the southern and western sides, the investment area borders public roads. On the eastern side, there is an internal road. The investment area is expected to have three independent exits from public roads. The designed internal road connecting to the main municipal road will also serve as the required fire road for the conference and gastronomic building. The remaining exits will allow communication between the tourism and recreation buildings. Description of individual parts of the investment: 1. Conference and gastronomic building: A single-story building with an attic in a sinusoidally curved rectangular shape is designed. The building is functionally divided into several parts, from the eastern side - gastronomic facilities with technical rooms and a dining room. The central part of the facility consists of a reception/main hall and lobby. The lobby and dining room are designed with a mezzanine in the attic space. The mezzanine will lead to exits onto green terraces. The western wing of the building is divided into two parts - the first will serve as conference rooms. The remaining part is designed as a residential-tourist function. The residential part is planned on 3 floors. The part on the ground floor (10 rental rooms) and the attic (8 rental rooms) are connected. The attic will have exits to the green terraces of the building. The project includes an evacuation route from the green terraces directly outside the building. Due to the existing terrain shape, 10 residential rooms are also planned in the 'basement' part of the western building. The project meets the technical conditions that buildings and their location should comply with. 2. Rental buildings [27m2] type 'Bungalow' - 23 units. In the western part of the investment area, due to the proximity of areas [ZP1] - park green areas with the possibility of implementing tourist facilities, cubic type, the project provides for the construction of small facilities for hiking tourism service. The project includes planting trees between the designed buildings, which will complement the park and tourist function of areas [ZP1]. 3. Rental buildings [35m2] type 'Family' - 12 units. In the central-eastern part of the investor's area, a complex of buildings with a building area of up to 35m2, with a mezzanine or usable attic, is designed. The function of the facilities is to serve hiking tourism. The buildings are rectangular with a gable roof. The buildings will be finished in wood. 4. Rental buildings [45m2] type 'Family plus' - 7 units. In the central part on the northeastern side of the investor's area, a complex of buildings with a building area of up to 45m2 with a mezzanine or usable attic is designed. The function of the facilities is to serve hiking tourism. The buildings are rectangular with a gable roof. The buildings will be finished in wood. 5. Rental buildings [150m2] type 'Comfort' - 7 units. In the northern part of the investor's area, a complex of buildings with a building area of up to 150m2 is designed. The function of the facilities is to serve hiking tourism. The buildings are rectangular with a gable roof and green terrace. The usable attic has a residential function. The buildings will be finished in wood. 6. 'SPA' facilities - 6 units spa 13m2, 3 units massage 35m2. In the northern part of plot no. 43/2, a complex of relaxation buildings for hiking tourism service is designed. The buildings will be equipped with a sauna, jacuzzi, and places designated for massage/relaxation services. 7. Administrative buildings: The project provides for the construction of administrative buildings of 35m2 with a technical function to service the remaining designed facilities. The location of the facilities is in the northwestern part of plot no. 43/2. 8. Viewing tower / tourist information: The project provides for the construction of a viewing tower in the central part of the urban complex. The tower, 40m high in the shape of a sail, will be made of steel using wooden panels and perforated rusted sheet metal. The ground floor is designed for tourist information to serve hiking tourism. Due to the direct proximity of the investment area to the road leading to the municipal beach, the pedestrian path and the square near the tourist information are expected to be included in the public space. LOCATION OF THE INVESTMENT: The investment area is located in the municipality of Pozezdrze, in the Warmian-Masurian Voivodeship, in the Węgorzewo County.
