4. For the residential part, the building percentage is set at 30% of the area, for the remaining part, the building percentage and the arrangement of yards are set at up to 60%.
5. Within the areas as in paragraph 1, development for various forms of business activity is planned, including craft-related activities, related to the production of products, their storage, processing, or repair with employment of up to 100 people/ha. The employment limit does not apply to legally existing establishments on the day the plan becomes valid.
6. It is established that all yards not exposed to substances posing a threat to the environment should be made as permeable hardened to limit rainwater runoff.
7. Within the areas as in paragraph 1, greenery should primarily be shaped as an isolation from roads, neighbors, and the residential part.
8. It is established that the residential part on individual plots of development as in paragraph 1 cannot be separated as a separate property and cannot constitute independent ownership. The principle is that service production facilities should be realized first.
9. Within individual plots, the necessary number of parking spaces for employees and clients must be realized, including a minimum of 5 spaces for clients and 1 space for every 3 employees.
10. At streets and access roads, a minimum of 2 parking spaces for each establishment is required.
11. The realization of an apartment is not mandatory if the area as in paragraph 1 does not border on residential development or green isolation separating these two functions.
