PRIMARY PURPOSE DETERMINATIONS FOR THE AREA COVERED BY THE PLAN
1. The primary purpose of the area is determined to be tourist-service, guesthouse, and residential functions. Within the port, only services related to maritime economy may be located.
2. Additionally, the location of accompanying facilities and devices for the primary purpose is allowed.
GENERAL LAND DEVELOPMENT PRINCIPLES
I. The lines delineating areas of different usage marked on the plan drawing with a solid line are established as binding. The lines delineating the plots marked on the plan drawing with a dashed line are non-binding and may be adjusted as needed.
2. For buildings higher than 1 floor with usable attic, unapproachable building lines limiting the possibility of bringing the designed building closer to the plot boundary are established.
3. Roofs of buildings should be designed with a slope angle of up to 50° equal for both slopes and covered with tiles or similar material.
4. A necessary number of parking spaces must be secured on one's own plot.
5. Investments harmful to the environment and that may worsen the state of the environment are not allowed.
6. When designing and implementing, consider the conclusions of geological-engineering documentation prepared by "Hydrogeology and Geotechnics EKO-ELJOT in 1998. Before obtaining a building permit, detailed geological conditions for the planned investment must be recognized in accordance with the "Geological and Mining Law".
7. Due to the location in the "B Uzdrowisko Ustka" zone, the regulations of the "Statute of the Spa Town of Ustka" (Official Journal of the Stupsk Voivodeship No. 4 of February 22, 1993) should be taken into account during design.
8. In service facilities, adaptations of part of the premises for the owner's apartments are allowed, provided that the service function of the facility is maintained.
9. In areas bounded by delineation lines, divisions may be made (into plots for individual owners or co-ownership).
10. Due to the possibility of archaeological sites occurring, in the case of conducting earthworks and discovering archaeological sites, the Provincial Conservator of Monuments must be notified, suspending construction work.
11. Within the port, commercial and gastronomic services and hotels may be located in sizes determined by the needs of the port/fish market, yacht port.
12. All technical projects for underground utilities must be agreed with the Garrison Communication Node in Ustka.
13. For newly designed facilities, the maximum building area is set at 35% of the total plot area.
LAND CARD – DETERMINATIONS REGARDING THE AREA 8UH,A
Existing facility designated for guesthouse and port administration functions. Possibility of modernization provided that the current character and architectural detail of the facility are preserved. Possibility of building new service facilities for tourist traffic and port functions, subject to detailed geological recognition due to unfavorable ground-water conditions.
