Plots for sale for single-family construction in the Kórnik commune
Location:
The plots are located in an attractive and quiet area of the Kórnik commune, near picturesque green areas, with excellent infrastructure and easy access to Poznań (about 20 km). - 3) the share of biologically active area is established at no less than 45% of the building plot area;
- 4) the intensity of development is established from 0.1 to 0.6;
- 5) the building area is established at no more than 30%, with the following:
- a) the area of the residential building may not exceed 350 m²,
- b) the area of the utility-garage building or garage shed may not exceed 80 m²;
- 6) the width of the front elevation is established:
- a) residential building from 10.0 m to 18.0 m,
- b) utility-garage building from 3.0 m to 8.0 m;
- 7) the height is established:
- a) residential building: up to II above-ground floors and no more than 10.5 m counting from the ground level to the ridge, and in the case of a building with a flat roof, no more than 7.5 m counting from the ground level to the highest point of the structure,
- b) utility-garage building or garage shed: up to I above-ground floor and no more than 5.5 m counting from the ground level to the ridge, and in the case of a building with a flat roof, no more than 3.5 m counting from the ground level to the highest structural element;
- 8) the level of the ground floor of the residential building is established at no higher than 0.5 m above the designed and arranged surface of the area in front of the main entrance to the building;
- 9) subject to point 10, the geometry of the roof is established:
- a) residential building: steep roof with a slope angle of the main roof planes from 25 degrees to 45 degrees,
- b) utility-garage building or garage shed: steep roofs with a slope angle of the main roof planes from 20 degrees to 45 degrees;
- 10) in the areas 1MN, 9MN, 28MN, 50MN, the geometry of the roof is established:
- a) residential building: flat roof,
- b) utility-garage building or garage shed: flat roof;
- 11) parking spaces are to be provided, in accordance with § 13;
- 12) for existing buildings, the current development parameters may be maintained with the possibility of their extension, elevation, and reconstruction, while maintaining the provisions of the plan;
- 13) the retention of existing buildings outside designated building lines is permitted without the possibility of their extension in parts located inconsistently with the building line;
- 14) the basement of the residential building is permitted;
- 15) the division of plots for technical infrastructure facilities is permitted;
- 16) the location of construction facilities for technical infrastructure is permitted, with the following parameters established for them:
- a) height not exceeding 7.0 m, and in the case of free-standing transformer stations, height not exceeding 2.5 m,
- b) any roof geometry;
- 17) the situating of utility-garage buildings or garage sheds within the boundaries of adjacent building plots is permitted.
- Access to utilities: possibility of connecting electricity, water, and sewage (or conditions for making connections)
- Terrain shape: flat, problem-free for construction
- Access road: hardened
