The subject of sale is a plot of 0.15 ha built with a three-story mill building. The property is located in the Lublin Voivodeship, Chełm County, in the town of Siedliszcze. Access to the property is provided by a private road. The building, constructed in 1928, served a production function until the early 1990s. The entire production infrastructure made of Scandinavian wood is preserved in the building. The building area is approximately 264 m2. Currently, the mill consists of the main building and rectangular annexes attached to it. The main building is rectangular in plan, three stories (ground floor, first floor, and attic). The annexes are single-story. The building is made of white limestone (so-called opoka) with a small addition of ceramic brick, unplastered. The side annexes are rebuilt using silicate brick. Each floor in the main building is separated by wooden ceilings supported by a row of columns on each floor. The roof structure is a rafter-purlin system with struts. The gable roof is covered with metal. The side annexes have shed roofs. The building's facade is made of white stone and red brick appearing in the frames of window and door openings and architectural details. Inside, there are wooden floors on all floors. Between the floors, there are wooden, single-flight stairs. The windows are wooden, twelve and sixteen-pane divided by muntins. This is a place with a rich history. The mill operated continuously even during World War II and was a refuge for many persecuted during the war (there was a ghetto in Siedliszcze). After the war, the communist authorities nationalized the property. In the early 1990s, the mill building was returned to the rightful heirs. It is also worth mentioning that there was a cinema in front of the mill, which was a significant regional attraction. The area up to the height of the mill is covered by a development plan (MPZP_U_2004_69_XIII): MR, MN, U - 17 - farm buildings, single-family housing, non-intrusive services. 1) Land development rules: a) adaptation of existing residential, agricultural, and livestock buildings, b) implementation of new residential, agricultural, and livestock buildings, c) residential buildings 2 stories (ground floor + usable attic), single-story buildings are preferred; roofs with a slope of 30° to 45°, d) agricultural and livestock buildings are single-story, e) residential buildings located along the village road, agricultural and livestock buildings deeper in the plot, f) the location of single-family housing is allowed. There is a possibility to purchase directly adjacent land (plots number: 195/1 area 0.2345 ha, 195/2 area 0.7372 ha - yellow on the map in the photo gallery). Optionally, there is a possibility to purchase plot number 195/5 with an area of 0.5940 ha and part of plot 195/4 with an area of approximately 0.2632 ha - blue on the map in the photo gallery. Therefore, there is a possibility to purchase land with an area of almost 2.00 ha. The property has a unique location. Its immediate surroundings are green areas with old trees with the possibility of creating a park around the property. The object certainly impresses with its architecture and history. An extraordinary advantage is also the equipment with production infrastructure, which is in very good condition.
