I recommend the offer of plot no. 936/1 with an area of 1.0659 ha at Obornicka Street 16 in Suchy Las at the junction with Sprzeczna Street. The plot is designated for 15AG (approx. 6892 m2, coverage 64.7%) areas of business activity production - service. 2ZL1/ZL3 green areas (approx. 3767 m2, coverage 35.3%). The area is built with buildings: - warehouse building approx. 540m2 - high garage building approx. 265m2 - two-level residential building: the area of one level is approx. 400m2 one level below a height of 250m + a small garage extension. For the 15AG area, the designation is: §6. 1. The areas of business activity production - service marked on the plan drawing with symbols 1AG, 2AG, 3AG, 4AG, 5AG, 6AG, 7AG, 8AG, 9AG, 10AG, 11AG, 12AG, 13AG, 14AG, 15AG, 16AG are established. 2. In the areas 1AG, 2AG, 3AG, 4AG, 5AG, 6AG, 7AG, 8AG, 9AG, 10AG, 11AG, 12AG, 13AG, 14AG, 15AG, 16AG with the reservation of points 10-25 and paragraph 22, the following development rules are established: 1) primary purpose: industrial production, crafts, wholesale and retail trade, bases, warehouses, services; 2) maximum building height - 12 m; 3) maximum built-up area - 40% of the plot area; 4) for commercial facilities - sales area not exceeding 1,000 m2; 5) location of a green isolation-landscape strip (trees, shrubs with a dense structure) at least 1.5 m wide along the boundary of each plot; 6) the possibility of resigning from the implementation of the green isolation-landscape strip along the front boundary of the plot with a recommendation to introduce decorative greenery at the front of the plot; 7) minimum green area 25% of the total plot area, of which at least half should be tree cover; 8) obligation to locate parking spaces for employees and customers within the investment plot boundaries, or with the owner's consent, on the neighboring plot, in accordance with the parking standard contained in §7 paragraph 6 and 7; 9) flat or sloping roofs, the shaping of roof surfaces in the form of semicircular, arched, and elliptical coverings is allowed; 10) for facilities located along Obornicka Street - prohibition of building full, windowless walls, the share of window surface or glazed facade not less than 25% of the total area of the front facade; 12) rules and conditions for dividing areas into building plots: a) the width of newly designated plots not less than 20 m from the road side, b) the area of newly designated plots not less than 3,000 m2, with the exception of the 4AG area, where division into plots not smaller than 1,200 m2 is allowed, c) secondary divisions of properties must take into account the access of plots to public roads, in accordance with special regulations; 13) in relation to existing geodetic divisions - the plot, on which construction related to the function referred to in point 1 is allowed, cannot be smaller than 600 m2, with the exception of plot no. 804/12; 14) the provisions of point 12 do not apply to the division of plots for technical infrastructure facilities and the division of plots to enlarge the neighboring property or regulate boundaries between neighboring properties, with the reservation that the remaining plots resulting from this division must meet the principles and conditions specified in point 12; 24) in the areas 5AG, 7AG, 9AG, 12AG, 13AG, 15AG, and 16AG in the development, the area of influence of the power line must be taken into account, in accordance with the provisions of §8 paragraph 6 point 3; 26) the division of other non-public roads for servicing newly designated plots is allowed. 3. In the areas referred to in paragraph 1, the permissible designation is established: 1) the location of technical infrastructure devices, including transformer stations; 2) leaving existing single-family residential buildings, with the possibility of their reconstruction and expansion, provided that the following conditions are met: a) designated for residential development, not more than 20% of the total area of the plot, that is, not more than half of the maximum built-up area of the plot, b) the area of the expanded single-family residential building cannot exceed 240 m2; 3) the location of apartments in service or office-administrative facilities related to business activity, for the owner or service, provided that the following conditions are met: a) designated less than half of the usable area of the aforementioned facilities for residential function, b) the area of the designed apartments cannot be larger than 240 m2; 4) maintaining the existing water supply network in the areas 1AG, 10AG, 11AG, 12AG, 13AG, 15AG, provided that the area is made available to network managers in case of failure; with the reservation of §8 paragraph 2 point 3; 6) the location of freestanding advertisements and information signs, the maximum area of advertisements on the plot - 6 m2; 7) it is allowed to block in one building functions referred to in paragraph 2 point 1 and paragraph 3 point 2 and transformer station referred to in paragraph 3 point 1, with the observance of special and separate regulations; 4. When locating and designing facilities and devices referred to in paragraph 3, it is necessary to take into account their adaptation to the character or requirements of the primary designation referred to in paragraph 2 point 1, maintaining other building parameters and indicators of plot development given in paragraph 2 points 2, 3, and 7, with the reservation of paragraph 3 points 2 and 3. 5. In the areas referred to in paragraph 1, the principle applies that any nuisance caused by the facilities mentioned in paragraph 2 and 3 cannot extend beyond the boundaries of the building plot of a specified use. §7. 6. For areas designated in §6, the necessity to ensure is established: 1) parking spaces for passenger cars, in a number not less than: - 1 space for every 3 employees, - 1 space for every 3 places in facilities providing gastronomic, cultural, recreational services, - 1 space for every 2 hotel beds, - 1 space for every 25 m2 of usable area of commercial and office facilities, - 2 spaces for every apartment; 2) loading and parking spaces for trucks in a number not requiring waiting for entry on public roads. 7. In the case of multifunctional facilities, the total number of parking spaces referred to in paragraph 6 is required, taking into account the provisions of §9 paragraph 5. §8. 1. The area of the plan is equipped with municipal technical infrastructure networks: water supply, gas pipeline, power supply network, partly with sanitary and storm sewage and telecommunication line. 3) maintaining existing water supply pipes in the areas: 1AG, 4AG, 10AG, 11AG, 12AG, 13AG, 15AG, provided that the area is made available to network managers in case of failure; ultimately relocating existing and locating new water supply networks in the boundary lines of adjacent public roads; For the area 2ZL1/ZL3 §6. 16.
