I am selling two building plots in Stary Czarnowo. The first one with number 458/1 has an area of 1455 m2 - 140 PLN per m2. The second one with number 456/3 has an area of 1371 m2 - 120 PLN per m2. The plots are located in a very charming place near lakes and the Bukowa Forest, about 7 km from the administrative borders of Szczecin and about 9 kilometers from the entrance to road DW 119 (Szczecin-Płonia junction), towards Szczecin, Berlin, or central Poland. Quick access to fast routes S3, E65, E28. Plot number 458/1 has a trapezoidal shape with a width of 33m, the longer side is 49 m long and the shorter is 38 m. Plot number 456/3 is quite narrow and long. At its widest point, it is 18 m and at its narrowest 10 m, with a length of about 106 m. The plots have an up-to-date MPZP. Regarding the principles of shaping development and indicators for the development of single-family residential or service areas marked with symbols: 1MN-U, 2MN-U, 3MN-U, 4MN-U, 5MNU, 6MN-U, 7MN-U, 8MN-U, 9MN-U, 10MN-U, 11MN-U, 12MN-U, 13MN-U, 14MN-U, 15MN-U, 16MNU, 17MN-U, 18MN-U, 19MN-U, 20MN-U, the location on the building plot is established: 1) one single-family residential building in a detached development with a building area not exceeding 240 m2 or one single-family residential building in a semi-detached development with a building area not exceeding 120 m2 or one residential-service building; 2) detached service buildings, including: a) services, b) trade with a total sales area not exceeding 150 m2, c) small production; 3) detached storage buildings with a total building area not exceeding 150 m2; 4) economic buildings and garages with a total building area not exceeding 100 m2; 5) shelters with a total building area not exceeding 100 m2; 6) sports and recreational facilities; 7) services in single-family residential buildings in a commercial premises with an area not exceeding 30% of the total area of these buildings, in accordance with building law regulations; 8) parking spaces in the form of: ground, in a garage, under a shelter, or in the body of a single-family residential, residential-service, or service building. The following rules for the development and management of building plots are established, taking into account §6: 1) the height of single-family residential, residential-service, and service buildings - not greater than two above-ground floors and not greater than 9.0 m; 2) the height of economic, storage, and garage buildings - not greater than one above-ground floor and not greater than: a) 4.0 m - for buildings with a flat roof, b) 5.5 m - for buildings with a pitched roof; 3) the height of shelters - not greater than: a) 4.0 m - for shelters with a flat roof, b) 5.5 m - for shelters with a pitched roof; 4) the height of sports and recreational facilities - not greater than 5.0 m; 5) the building area not greater than 35% of the area of the building plot; 6) the intensity of development in the range from 0.0 to 1.05, with above-ground floors in the range from 0.0 to 0.7; 7) the area of biologically active land not less than 40% of the area of the building plot; 8) the area of newly designated building plots with the reservation of §4 sec. 3 point 1 and point 2 - not less than: a) 800 m2 in the case of locating buildings in detached development, b) 400 m2 only in the case of locating a single-family residential building in semi-detached development; 9) pitched roofs with a slope angle of roof surfaces in the range of 30°-45°, while flat roofs are allowed over: garages, economic buildings, and shelters as well as service buildings - with a height not exceeding 4.0 m; 10) communication service from adjacent public or internal roads.
